Abstract
The implementation of green construction principles aims to enhance energy efficiency and reduce long-term operational costs. This study employs a life cycle cost analysis to evaluate the investment feasibility of green construction components compared to conventional counterparts for 50 years’ service life. This research was conducted as a case study at Prof. Dr. Mahar Mardjono National Brain Center Hospital in East Jakarta. The methodology utilizes an economic analysis approach based on the net present value of both green and non- green construction components. The specific green components analyzed were solar panels and low-E glass. which were compared with grid electricity and clear glass. respectively. The cost analysis encompassed the initial investment, operational, maintenance, and replacement costs for the building’s 50 years lifespan. Calculations were based on April 2025 discount rate of 5.75%, The results indicate that the total life cycle cost for solar panels was IDR 58,146,342,513, while the life cycle cost for low-e glass was IDR 42,371,161,357. In contrast, the total life cycle cost for conventional grid electricity was IDR 224,168,074,476, and clear glass amounted to IDR 78,688,007,051. A comparative analysis reveals that the solar panel system yields savings of IDR 166,021,731,963 (74.06%) cost reduction) compared with grid electricity. Similarly, low-e glass results in savings of IDR 36,316,845,694 (46,15%) cost reduction compared with clear glass. These findings demonstrate that green construction offers significant long-term economic benefits and is financially viable for buildings with extended operational lifecycles, such as hospitals.
