Assessment of the Use of Building Management System in Selected Buildings in Lagos State, Nigeria

Abstract

This study aims at comparing the available Building Management System (BMS) facilities in the selected commercial building categories in Lagos State Nigeria with the view to finding the level of its adoption across the building types. The population for this study covers commercial buildings in the categories of hotels, shopping malls, cinemas and offices that are adopting Building Management System in the selected Local Government Areas of Lagos. A total of 75 buildings were selected for sampling in the study area, and data were obtained through questionnaire administration on the facility managers in the buildings. Data analysis techniques adopted were mean item score and Kruskal Walis test. The results obtained showed that the Heating Ventilation and Air-conditioning (HVAC) system, smoke detectors and Closed-Circuit Television (CCTV) were mostly available in the selected commercial buildings in Lagos State, with mean values 3.77, 3.46 and 3.46 respectively, while the least available BMS facility was passenger conveyor with the MIS of 2.56. A cross comparison across the different building types showed that BMS facilities are mostly available in office buildings, followed by shopping malls and least in cinemas. The study recommends that more awareness should be created in the study area on the importance of adopting Building Management System in order to enhance the functionality of the buildings.
